There is an unique area southwest of Houston that extends to the northwest from Pecan Grove more or less along FM 359 to FM 1093 (the extension of the Westpark Tollway). This area has many country subdivisions. Most have one-half to three acre tracts. These homes are for people who want a quiet neighborhood in the country with good access to Houston and light traffic. Ideal for the person that does not have to go into Houston every work day. The communities range in age from the 1970's to new. It has no specific name and is most frequently called 359. The majority of vacant lots are in Crystal Lake Estates, Lakes of Mission Grove, River Forest, Rolling Oaks and Riverside Ranch.
The homes usually range in value from $350,000 to $1.2 million with a frequent value of $400,000 to $600,000. Most of these communities do not have a large number of homes. Most of them do not have common areas. All have deed restrictions and Home Owners Associations. Most of them have individual water wells and septic systems which usually means lower taxes.
Below are communities with a brief description and a link to any homes and lots for sale within the subdivision. Short videos of some of these communities are presented. Texana Plantation is beside the Pecan Grove Country Club on FM 359 two miles north of US 90A. It is a gated community with lots that are usually 0.75 to 0.9 acre in size. There are ponds (called lakes in this area) in several places.

Westcreek community is new and is located up FM 359 a short distance from Texana Plantation. Home values range from $300,000 to $900,000.. Lot size averages 0.7 acre. There are only about 50 lots and only a few without homes.

Grand River is across the road from Westcreek. Grand River was started in 1999 with homes that range in value from $330,000 to $1,100,000. Average lot size is 3.8 acres with about 130 lots. About half of the lots have homes and many owners have multiple lots. Horses are allowed and some homeowners have barns and stables. There are only scattered trees. A few lots are on the Brazos River (highbank).

Royal Estates is located to the east of FM 359 on McCrary Road and only has two streets Dawn and Empress. Home values have ranged from $240,000 to $400,000 in recent years. Most lots are open prairie with about one acre. See all subdivisions for any homes for sale

McCrary Meadows is a new, high density subdivision. Lennar and Devon Street have homes available. If you want to live in the country, but in a more typical community this may be your place.
Goldenrod Estates is a gated community on McCrary near Royal Estates with one main street. Values in recent years ranged from $270,000 to $775,000. See all 359 subdivisions for any homes for sale.

Brynmawr Lake is further down McCrary. Lot size is usually an acre or more. Values in recent years ranged from $470,000 to $850,000. It is also a small subdivision with one main road and a few branches. There are about forty homesites and only a few vacant lots. A short distance further east on McCreary the road joins Skinner which leads to Bellfort (Morton) and the Grand Parkway 99.

Lakes of Mission Grove (Map) is located to the east of FM 359 off of Holmes Road. This larger subdivision has mostly open land with an average lot size of 0.6 acre for more than 200 lots. Homes are located on about 15% of the lots. Lakes of Mission Grove has a privately operated water and sewer system. Homes range in value from $360,000 to $850,000. Lots are available

Woods Edge is an older community that has a broad base of appeal and usually has very few homes for sale. The community was started in 1981 with about 200 homes. Woods Edge is at the corner of FM 359 and Holmes Road. It has lots of trees on large lots that average 2.5 acres. Home values in the past few years have ranged from $300,000 to 3.4 million. Excluding the two homes that sold over 1 million, the homes averaged $406,000. Almost no lots are available

If you turn left off of FM 359 at Holmes Road you are on Richmond Foster Road to Estates of Brazoswood which is a small subdivision that was started in 1999. Homes range from $340,000 to $640,000. Estates of Brazoswood has only one main street with a few cul-de-sacs. There are about forty homes.

Windloch and Heritage South are small subdivisions close to Estates of Brazoswood. They usually have very few homes for sale.

Pecan Lake is a small, gated subdivision with one road off of FM 359. It has wooded homesites and backs upon a beautiful lake. To see if any homes are for sale in this small community click on all 359 subdivisions. No pictures. Not to be confused with Pecan Lakes.
River Forest is a newer upscale subdivision with mostly wooded tracts. Homes prices generally range from $500,000 to $2 million. Lot sizes vary from one to three acres. Many homes have multiple lots. It was started in 1994. All are custom built homes.

Crystal Lake Estates located off of FM 359 near the intersection with FM 723 at the end of Bob White Road. The tree lined entrance is gated. This quiet neighborhood has many older growth, native trees and a central lake with a fountain. This is a small neighborhood with a total of about 60 lots. These lots vary from about ¼ to ¾ acre. No one is far from the lake and green area. Hovnanian Homes has purchased the remaining lots and is building homes in the $500,000 to $600,000 range. Crystal Lake is close to Foster High School and Briscoe Junior High and Wertheimer Middle School.
Glenwood is an older subdivision off of FM 359 near Foster High School. Values in the past few years have ranged from $300,000 to $750,000. Horses are allowed and some owners have facilities for horses. Lot sizes are two to three acres although many homesites have multiple lots.

Riverside Ranch is located on FM 723 south from the junction with FM 359. Houses range in value mostly in the $260,000 to $440,000 range. Most lots are about one acre. There is a central pond with some wooded lots, but mostly open prairie lots. Mostly custom built homes. Subdivision started in 2004 and lots are available. There are about forty homes that have been built and about the same number of vacant lots. Click on the highlighted "Riverside Ranch" to see any homes that are for sale.

Rolling Oaks is a subdivision located on FM 723 between FM 359 and FM 1093. Home prices range from $300,000 to $900,000 with an average of $560,000. Some higher priced homes have been built in recent years. Lot sizes generally range from one and one-half to two acres. All are custom built homes. Colony West, Foster Crossing and Foster Creek Estates join although each of them is from a separate time period. Foster Creek is an older community with homes dating back to 1979. New homes have been built in recent years. Sale values range from $470,000 to $900,000. Only a few lots remain. Foster Crossing is a new subdivision with homes built in 2007 to present. Foster Crossing is just to the south of Foster Creek and has about 35 lots and over half of them have homes. Colony West is to the south of Foster Crossing. Lot sizes are usually a little more than one acre. Age of homes is from 1981 to 2000. Homes are on one street, Colony West Dr.

Karaugh and Bella Vista are off of Winner Foster Road and are the most isolated communities in the area being several miles from FM 359 down a dead end road. Lots are one to three acres.There are only about fifty lots in both subdivisions and only a few lots don't have homes. Homes along with Foster Creek and others. No pictures. If you travel down this road several miles you will pass Fulshear Run.
Whispering Oaks is at the corner of Winner Foster and FM 359. This is community is less than half built out with homes mostly in the $500,000 to $650,000 range. There are about seventy lots in the subdivision. Meritage is one of the builders. No pictures.
Covey Trails is an unique subdivision built around an airstrip on FM 359 across from the Nursery. It has two streets, Kitty Hawk East and West, with one on each side of the central runway. Hangars are near the runway and homes are located on the two streets away from the runway. Definitely for the small aircraft enthusiast or commuter. Fulshear Run is a new subdivision opened in early 2016 with 1/2 to one acre lots and large native Oak trees located on Bois de Arc Road south of Fm !093.
Public schools for most homes are in Lamar Consolidated Ind. School Dist. with Frost Elementary School in Pecan Grove and Hubenak, a new exemplary elementary school, located in Lakes of Bella Terra. Wertheimer Middle School, Briscoe Junior High School, Foster High School are at the junction of FM 359 and FM 723. More public school information. Huggins elementary school is located on Katy Fulshear Road in the edge of Fulshear along with Dean Leaman Junior High School and Churchill High School (taking students in 2016). Zoning is being discussed. When considering purchasing a home in the area and zoning is important please check with the district in advance since new schools are being built and this may affect the zoning of the home in question.
Funshine Academy child care is on Pitts Road. Kids R Kids and Primrose School preschool and child care are also available in nearby Waterside. Westlake Preparatory Lutheran Academy schoolis on Bellaire in Bella Terra (PreK through 7th grade). Sugar Creek Montessori School is located on Gaston Road. Pope John XXIII Catholic High School is on the Grand Parkway 99 north in Katy. Faith West Academy may be found on Porter Rd. near Franz Rd.
The University of Houston at Cinco Ranch is located at 4242 South Mason Road, Katy, Tx. Harmony Science Academy West Houston, a charter school, is located at 99 and the Westpark. Houston Community College is located on Kingsland Blvd. near Pin Oak Road and Katy Mills Mall. A Wharton County Junior College trade school is located in Richmond WCJC and the University of Houston have a joint campus closeby on west side of Sugar Land.
Shopping near Pecan Grove includes Randalls supermarket, five strip centers nearby, two strip centers at Waterside along with a Kroger grocery. The usual fast food places are found in Pecan Grove, Waterside and Bella Terra. Near the northern end of FM 359 the Bella Terra shopping center fronts on 99 and includes Walmart and many other shops. New shops are being built. An HEB grocery and a Home Depot is located on 99 just north of the Westpark on S. Fry road. A new center with a Kroger store is located at FM 723 and FM 2903. Lots of shopping and restaurants along 99 from Westpark to I-10. A new 22 screen cinema (Santikos Palladium) is on 99 south of Parkway Lakes.
Pecan Grove Country Club and golf course is nearby in Pecan Grove. It features a 27 hole golf course . Meadowbrook is located just across the Westpark. There are several other public and private golf courses nearby.
There are very few rentals in the area. Some of these are in higher density subdivisions and are an artifact of my search criteria. To visit any of these homes for sale or rent just email or call.
