The First Colony Mall area south of US 59 and Sugar Land Town Square are what most people think of as Sugar Land these days. The original Sugar Land is located on US 90A just east of SH 6. As time marches on Sugar Land has developed around the First Colony area and the original townsite and the locations have grown together. Originally First Colony (Map) was a 9700 acre master planned community. First Colony has over 9500 residential homes and 61 neighborhoods. Since the beginning of First Colony in 1977 other communities have blended into the edges, so much so, that it is difficult to define the original First Colony. Across US 90A old downtown Sugar Land is being developed under the name "Imperial".
The estimated population of Sugar Land in 2011 was 84,511 within the city limits with 28,371 dwellings with a diversity of races including a large Asian population with a mean household income of $130,505 in 2010. First Colony Mall, the AMC theater and the "new downtown" area of Sugar Land are located in First Colony with many restaurants and shops. Smart Financial Centre indoor arts center with a capacity of 6400 started January, 2017. Located only 20 miles from downtown Houston, Sugar Land is one of America's most liveable cities
